Venice is within a two-hour drive from most of Florida’s attractions, with Venice itself being one of them. The downtown ambiance is Spanish like the original European settlers, but with an Italian influence. Royal Palms, Live Oaks and Banyan trees.
The City of Venice is divided into two areas, defined by an extension of the inland waterway that divides the Gulf from a calmer path for small boats. North of Venice is a series of keys running from Sarasota. South of Venice the keys pick up again after Venice’s famous beach. A canal had been built from the inlet to a small bay, exiting south to where keys are again available to boaters, also creating what is known to Venice natives as “The Island”. This is the upscale, more exclusive residential and commercial area. (As a point of interest, the City of Venice boasts the largest number of drawbridges in the US.)

The area features excellent restaurants, the arts, golf courses and parks. Yes, alligators and other wildlife indigenous to this semi-tropical paradise with birdsong, parrots, pelicans nesting in trees.
The beach is silky white sand. A world-famous fishing pier/restaurant is a two mile beach walk south, or a seven minute drive from San Marco.
San Marco Apartments is a seven story building right on the Gulf with covered parking included with each unit. Its many amenities include a heated pool and a large patio for your gin & tonics while watching the spectacular sunsets of the Gulf. It caters to an older clientele who enjoy privacy and quiet. Owners and renters (minimum rentals of one month) must be over 55. Yes, your friends, children and grandchildren are welcome while you are there.
The HOA fees at San Marco for this apartment are approximately $3,400/quarter, with San Marco among the few properties in the area not on leased land. The building is a “Grand Dame”. It’s grandfathered in -- immune from the worldwide buyouts of prime real estate and the resultant annual rental premiums, generally in the mid-tens of thousands of dollars per month with no caps on increases.
The building has undergone extensive infrastructure updates, including replacement of the exterior within the past few years and a roof replacement in 2024. A well-managed HOA, upgrades are ongoing throughout the building.
